Where most people are when they reach out

It is not really a real estate problem. It is a planning problem with too many decisions and no clear place to start.

You have lived in the same house for twenty, thirty, maybe forty years. The kids are grown. The yard is bigger than it used to feel. The stairs are longer. A few rooms have not been opened in a while.

Maybe a doctor said something. Maybe a spouse is needing more help. Maybe an adult child has gently asked the question. And the honest answer right now is, you do not even know where to begin.

You do not want to be rushed. You do not want to be sold. You do not want to make a decision you cannot undo. And you would like to talk to somebody who is not going to push.

That is the conversation I have most weeks. Nothing has to happen this year. We just look at what the picture actually is, in your words, on your timeline.

More than two doors

There are usually six paths, not two.

Most people think the choice is stay or sell. That is rarely the real picture. We look at the full middle together, including the options that earn me nothing.

01

Stay put, with support

Aging in place with the right people around the house. Sometimes the home is fine. The plan around it is what needs updating.

02

Right-size the home

A home that fits the way life looks now. Less house, less yard, fewer stairs, lower upkeep, more of the day spent on what you enjoy.

03

An active adult community

A 55-plus community in North Texas with neighbors in a similar season. Independence first, with more company close by.

04

A condo or lock and leave

Single level living, less maintenance, freedom to travel or visit family without worrying about the house.

05

A smaller home nearby

Same neighborhood, same church, same doctors. Just a home that asks less of you week to week.

06

Closer to family

Moving toward children or grandchildren in another part of Texas or another state. We map this out without rushing it.

The numbers bring calm

Three numbers that almost always lower the noise.

The fear of running out of money usually loosens its grip the moment we see real figures on paper instead of guesses in your head. I put these together with you, with no obligation to do anything next.

01

What the home is likely worth

A grounded look at value based on the current North Texas market. Not a wishful number, and not a lowball one. The honest range.

02

What you would actually net

After what is owed, after the costs of selling, after the work the house may or may not need. The figure that actually lands in the bank.

03

What the next chapter costs

What a right-sized home, a condo, or an active adult community actually runs each month. Side by side with what staying put costs, including the upkeep most people forget.

About Larry

A teacher first. A real estate advisor second.

I am Larry Powell. I am an Assistant Professor of Practice at the University of North Texas, and I have taught at SMU, the University of Oklahoma, and the University of Missouri. The way I work in real estate is the same way I work in a classroom. I explain. I lay out the options. I let you decide.

I hold the Seniors Real Estate Specialist designation and have spent more than twelve years helping families across North Texas. I am a Double Centurion Award winner at my brokerage. None of that matters as much as this. I personally helped my own mother through aging, caregiving, and housing decisions. I moved into her home so she could stay in it. I know what this season feels like from the inside.

My promise is simple. Even if we never work together, you will leave our conversation with a clearer plan than you have now.

What people are weighing

The fears that come up at almost every kitchen table.

None of these are silly. All of them deserve a calm answer instead of a sales pitch. Here is how I think about each one.

01

What if I move and regret it?

We do not skip steps. We compare what staying actually looks like with what right-sizing actually looks like. A real decision needs both pictures, side by side.

02

The house needs too much work.

It almost never needs as much as people fear, and you almost never have to do all of it. We sort what matters for selling from what does not, with honest numbers.

03

What if I run out of money?

This is the most common fear, and the one that loosens fastest. The three numbers we put together usually show more room than you expect, in either direction.

04

I am not ready yet.

That is fine. Most of the people I help are not ready yet either. We just talk. If next year is the right year, we will know that together, calmly, with a plan.
